    Our stay date: September 19-21 2014. Not sure all of these bad reviews are fair. We camp with a 25" airstream. Our spot was wide enough to allow for our RV, Ford F150 and enough space to set up comfortably outside. I certainly never noticed my neighbours left to right. The spots are not deep, so, I saw the neighbors behind us all the time. Our spot had a walk way for other campers to pass through on one side. It was slightly annoying. Biggest annoyance is that the "streets" weren't that deep making it hard to park our RV and hitch back up. Pros: - quick drive to town, National park and walking distance to some restaurants. - nice views of mountains - well monitored by staff - allows dogs (see my note in cons) - shower facilities are nice -lots of cable tv channels - provide picnic table at each spot. Cons: - value for the price wasn't there. All of the an entities were closed. - if it's full, hard to park your RV - while they allow dogs, they have breed restrictions and only allow you to bring your pups to one small grass area. We wanted to sit around the lake with our boys but couldn't. - NO paving.sand/small rocks everywhere meaning I was always cleaning the RV - No refunds. I wanted to book surgery on the date we had booked but they wouldn't let us cancel (didn't feel like camping up in Estes after the last day of summer.) that's a shitty policy. Overall, we were fine. It wasn't worth the money. We did think we'd be getting fun amenities like mini golf--- hahaha! Weren't allowed to use other property facilities with our dogs. BUT- it's clean. The spots are wide and we likes the location. Certainly looked nicer than other parka we saw.

    DO NOT CAMP HERE!! if I could I would give them no stars. I should of listened to all these bad reviews but decided to give them a try. We weren't able to show up for our reservation so we called ahead of time left a message to reschedule, we then went somewhere else and didn't have phone reception so weren't able to call. When we got back I tried calling to see when we can reschedule for but they said I had lost my deposit. They would not work with me at all even though I left a message. They are crooks here!!! They stold my money!!And Gloria that works there is horrible very rude and hung up the phone on me.

    The RV park was very expensive for what you get. $59 for water and electric and what is strange is it was the same price for full service site with sewer. There's hardly any trees and your side-by-side with everyone with no privacy. They have a lot of rules throughout the whole campsite like you're in a Strict camp. Your not allowed to have any campfires and the campfire you can have is on the weekends and in a communal area. The hot tub it is more of a bathtub, it's not hot at all if I were to guess it's probably 90° I'm used to 102 to 104. I would not recommend this place at all to any of my family or friends

    AVOID THIS PARK. Wish I could give it no stars at all. Very unethical park, the same guy owns elk meadows too so I'm sure it is the same. False advertising on a lot at this park. First, There is NO HOT TUB! it's cold. The owner said he can't afford to heat it above 95. My husband and I tried to get it and it was at 87. That is just cold. When I reserved I specifically asked about the hot tub and was told it was up and running, they just didn't say for what hours and what temp they keep it at. When we tried to leave they said they are keep the money for the entire trip we reserved because they could have otherwise rented our site. There are only 10 other paying customers here! That makes no sense, it is an unethical practice that I have never seen at any other park. Now I get to spend my vacation disputing a claim with my credit card. The sites are small and muddy, weeds, not grass and no trees on 95% of the sites. They had us crammed into a tiny little spot that we shad with electrical boxes and a telephone pole even when the park was mostly empty. Trying to move to another spot took quite an effort. The staff is friendly enough they seemed to genuinely feel bad, but they couldn't help.

    Campground Is decent in size. However, sites are back-in.. Straight back-in. Overall place is nice, but male staff is rude.... So talk to the ladies that work there

    First, let me give you the context for which I am reviewing this park. I routinely camp in the National Forests and my definition of a good campground is one where there is beautiful scenery, space between you and your neighbors and no one to pester you while you enjoy the scenery. If this is what you are looking for, this is NOT the campground for you. This campground places each camper right next to their neighbors -- no space in between with trees, etc. This is my biggest complaint about the park. If this doesn't bother you at all, you probably will like this park. When we arrived, someone helped us to our site and helped us back in. This is out of necessity since the sites are next to everyone, you really have to have someone back you in. There are no pull-through sites, they are all back-to-back and side-to-side so you have neighbors on your left, right and back. Once we parked, we had sewer, water, electric, and cable. All were in working order. The sewer is at the rear of the site rather then the side, so most will need a sewer extension unless their sewer is at the rear of the rig. It would also be helpful to have one of the supports that slowly decreases in height. The laundry room has six or so washers and 8 or so dryers. Everything seemed to work -- we used 4/4 of each. One dryer didn't dry real well so after one dry load, we switched to another dryer. The restrooms are clean and well kept. They have shower stalls that looked nice, but we showered in our trailer. We had an issue with noise early in the morning. The night we stayed, someone was hooking up their rig with a diesel at 5AM so we got to listen to 15min of diesel idle at 5AM. With no space between sites, you hear a lot of the campground's activities. Finally, we saw that the price online was $51 for AAA/Good Sam members. What we ended up paying was over $70 a night because we were nickled and dimed for people ($5 for each person), etc. The proximity to RMNP is great. All in all, if you don't mind being right next to your neighbor and you don't care about scenery, this is a great place to be, if not overly priced. If you are expecting to be "camping" in the woods with real scenery and separation from your neighbors, this is not the park for you.

    Not what it appears from website. May be ok as a base for adventures in the area, but without a car this was not possible. The website indicates there is a shuttle, but apparently not available when we were there. Park is very dusty and somewhat rundown with lots of "Do Not..." Signs. Campfires not permitted. Not a good place to camp, ok as an overnight base. Pricey compared to the excellent state parks in Colorado.
